  About One Franklin Square

One Franklin Square is located on one of K Street's highest elevations, two stories above other buildings in the vicinity and across from Washington's second largest park. This provides our tenants some of the best views in the city. To take advantage of the park setting, windows were designed to span from floor to ceiling.

Unlike most other major cities throughout the world, Washington, D.C. is not a city of skyscrapers. The view of the city is distinguished only by a few well-known monuments. Although One Franklin Square is a 12-story structure designed in keeping with the District's building height regulations, it is architecturally unique in its vertical orientation. The building has a five-part composition, consisting of two prominent towers rising between three smaller, yet vertical pavilions. The four upper floors of the building are set back up to 20 feet, to further break the mass of the facade. This provides a feeling of several building heights and sizes, which are complimentary to the adjacent structures. The exterior of the building is flame cut granite with honed and polished granite details. At the street level, the building has been carefully detailed with rusticated granite framing the building entrances. The two and one-half story entrances reflect the tower's design and lead into the three story vaulted lobbies, which are finished in marble.

One Franklin Square is five blocks northeast of the White House. Franklin Park, the second largest park in Washington, D.C., is located directly to the south. Three of Washington's major thoroughfares (K Street, 13th Street and 14th Streets) provide easy access to the building from Maryland and Virginia. In addition, directly across the park is the McPherson Metrorail Station. This station services the Blue, Orange, and Silver lines, and is one stop from Metro Center (Red line). Metro Center is the hub of the city's mass transit system.
